A condominium complex with 260 units has been facing water intrusion and mold issues over the past year, and has enlisted SkyeTec to perform diagnostic, IH, and post remediation assessments. It is estimated that the SkyeTec Certification Program, a comprehensive program that identifies construction defects before project completion, would have cost $58,000 upfront to implement in all units.

 

To date, it is estimated that the developer has spent $6,000,000 in assessment, remediation, and extraneous costs such as hotels and food stipends for residents affected. These unforeseen expenditures have added 30% onto the original project costs.

 

The SkyeTec Certification Program, totaling only three-tenths of a percent of the overall construction costs, would have identified the construction defects that were the primary cause of moisture intrusion and microbial growth in the complex. These defects would have been able to be corrected before project completion, netting the developer a $5,942,000 savings, or a 23% reduction on their overall project costs, not including litigation and other fees.
